Roof Coating Systems

Commercial Roof Coating Systems

Give your aging membrane roof a new, seamless, waterproof surface, for a fraction of the cost of replacement.

What Is a Commercial Roof Coating System?

01

The System

A roof coating system is a complete waterproofing restoration for an existing membrane roof. As TPO, EPDM, and other single-ply membranes weather, they crack, shrink at the seams, collect dirt, and lose the properties that made them waterproof and energy-efficient in the first place.

Instead of tearing off that membrane, a coating system renews it. The roof is power-washed clean and primed for adhesion, and the seams, where most leaks begin, are reinforced with fabric embedded in a base coat. The entire surface is then sealed with a high-performance elastomeric acrylic top coat, creating a single seamless, flexible, bright-white membrane over your whole roof.

The result is a roof that performs like new: watertight, highly reflective, and backed by a renewable material warranty, at 40–60% less than the cost of replacement.

Is a Roof Coating Right for Your Building?

If the roof deck is sound and the insulation below is mostly dry, your roof is likely restorable, even if it’s leaking today. Our free evaluation settles the question with photos, moisture readings, and honest recommendations.

01

Your single-ply roof (TPO, EPDM, PVC) is 10–20 years old

02

Seams are visibly cracking, lifting, or have been patched more than once

03

You’ve had recurring small leaks, especially after heavy rain

04

Your cooling bills have climbed as the roof surface has darkened with age

05

You’ve received a replacement quote that made your jaw drop

Why Building Owners Choose Roof Coatings

02

The Case

01

Save 40–60% vs. Replacement

No tear-off labor, no dumpsters, no disposal fees, and no all-new insulation. You pay to renew what you own, not to demolish it.

02

A Maintenance Expense, Not a Capital Event

In many cases, recoating qualifies as a deductible maintenance expense in the year it’s performed, rather than a capitalized asset depreciated over decades. Ask your tax advisor, the difference is often substantial.

03

Cut Cooling Costs by Up to 30%

The finished surface reflects up to 85% of the sun’s heat, dropping roof temperatures and easing the load on your HVAC equipment all summer.

04

Stop Leaks at the Source

Coating systems eliminate the roof’s weakest points, seams and penetrations, by reinforcing them with fabric and sealing everything under one monolithic membrane.

05

A Renewable Warranty

The system carries a non-prorated material warranty of up to 18 years. When it’s time, a simple recoat renews both the roof and the warranty, often for as long as you own the building.

How a Roof Coating System Is Installed

03

The Process

Typical projects are completed in days, not weeks, with zero disruption to the building below.

01

Clean

The entire roof is power-washed with a professional roof cleaner that strips dirt and contaminants so the coating bonds permanently to the membrane.

02

Prime

A specialized primer prepares the aged membrane surface for maximum adhesion.

03

Reinforce

All seams, flashings, and penetrations are strengthened with a tough polyester fabric embedded in the base coat, the areas where 90% of roof leaks begin.

04

Seal

The full roof is coated with a premium elastomeric acrylic top coat, forming a seamless, flexible, reflective white membrane over the entire surface.

Systems are warrantied up to 18 years, and the warranty is renewable with a recoat. Many owners maintain the same roof this way indefinitely instead of ever buying another replacement.

Usually, yes. Leaking areas are repaired and reinforced before coating. The exception is a roof with widespread saturated insulation, our evaluation includes checking for exactly that.

Aged TPO, EPDM, PVC, built-up, and modified bitumen roofs are all candidates, along with metal and concrete decks (see our other systems for those).

The coating is engineered to resist dirt and discoloration. An annual cleaning is all that’s needed to maintain its reflectivity, and its energy savings.
